Our Process
A Unique Design Journey
Our goal is to embark on a unique design journey through a careful understanding of each client’s project. Every decision is made in collaboration with the contractors, engineers, interior designers, energy consultants, and building inspectors assisting with the project. This allows for everyone to maintain a teamwork approach to design.
The foremost objective through the early design process is to understand the key elements necessary to create the best project possible. There are always numerous solutions waiting to be discovered during the course of the design, and it is our goal here at Constance Lezenby Architects, LLC. to help bring forth the most invigorating opportunities and exhibit them within the final design.
Step By Step

Interview
The goal here is to envision the dream. We establish a budget, determine a desired aesthetic and function for the project, and gain a better understanding of the client's needs through an initial interview.

Site Visit
We perform a detailed observation of the site. We take all measurements of the building, and photograph everything, in order to draw an accurate description of the structure. The drawing generated from this on-site observation is known as an "as-built" plan.

Schematic Design
We begin working with various consultants to derive potential design possibilities. These ideas are drawn from the original "as-built" plans and are organized into multiple design concepts for presentation to the client.

Design Development
We bring forth the best elements of the possible design schemes and present a cohesive proposal. We begin to select design materials, develop facades, and incorporate furniture. At this time, interior & exterior elevations are drawn and digital models are generated.

Construction Documents
We create detailed, dimensioned drawings for bidding to contractors and applying for building permits. These are also necessary for the construction administration to follow during the building phase.

Contract Administration
We make construction site visits during the building phase, conduct job meetings between the client and the general contractor, sign contractors' requests for payment, review all shop drawings, and solve any unexpected construction problems if necessary.
